Terms and Conditions

1. Accommodation

1.1 Rental is for the use of clients named on the booking form only and this cannot be changed. Under no circumstances may people not mentioned on the booking form stay in the apartment.

1.2 Directions, keys and address of the accommodation will be dispatched upon full payment of rental and including deposit.

1.3 The arrival time is from 4pm onwards, and the property must be vacated by 10am on day of departure. The arrival and departure times can differ subject to prior arrangement although this can incur an additional charge.

2. Travel Insurance

2.1 We strongly advise that you take out adequate holiday insurance in the event that you have to cancel or curtail your holiday. No refunds are applicable and this will have to be claimed directly with your insurance company. The holding deposit will be refunded due to curtailment during your stay providing no damage has been reported.

2.2 The owners of the apartment accept no responsibility in the event of personal injury or for the damage or lost of any personal items. Nor do we accept responsibility should any of the complex facilities be deemed unusable which will be by beyond our control.

3. Security Deposit

3.1 A security booking deposit of £250 is required to cover against damage made during the rental period, which is refunded provided there is no damage. This is normally refunded within fourteen days of the end of the holiday.

3.2 Claims against the deposit will be made in the event that damage has been caused by other than by the course of wear and tear. We urge clients to inform us promptly of any damage they discover so we can rectify. If damage is discovered after the end of the rental we will notify the client immediately. The security deposit will also not be refunded if you refuse to abide by the complex terms and conditions, and/or if a complaint by the management company/complex management is made against you and we are fined as a result, either by written or verbal communication.

3.3 The Property must be left in good condition to allow the property to be promptly prepared for our next clients. If we are notified that extraordinary cleaning is required this will be chargeable against the Security Deposit. If the property is neglected the deposit will not be refunded.

3.4 The repayment of the security deposit will be sent to the address of the party leader/person who made the booking and will be made payable to the person who made the initial payment.

3.5 The property is a strictly non smoking apartment. Smoking is not permitted anywhere within the property, however you are free to smoke in the gardens surrounding the property and on the garden terrace. Please respect the wishes of the owners and other clients who do not smoke and want the assurance that the property is a smoke free atmosphere.

4. Cancellations

4.1 In the unlikely event that you holiday needs to be cancelled please notify us in writing or by email as soon as possible. You will then need to make a claim in regards to the refund directly with your insurance company.

4.2 In the event of cancellation, the following charges apply:

5. Rubbish

5.1 The rubbish must be taken to the rubbish collection point which is located outside the main gate opposite the complex entrance. It is important that you empty your rubbish daily otherwise you may encourage ants to enter the apartment, especially during the hot weather. Under no circumstances should you leave your rubbish in the small bins placed around the development as these are provided for non-food items such as magazines or newspapers.

6. Parking

6.1 Parking is permitted in the allocated space provided at the top of the complex as well as in our allocated parking bay underground in Bay 1 under block 12. The first set of parking spaces provided under our entrance is for block 11. Do not park in any other bay except in our allocated parking spot.

6.2 Parking is not permitted on the carriageways or side entrances leading to the garages as these must be kept clear at all times for the emergency services. You may only park in the area permitted as described in 6.1

7. Noise

7.1 Please be considerate to other residents who are either here on holiday or live on the complex permanently. We want your stay to be enjoyable and therefore please keep the noise to a minimum, especially late at night. Noise is a known major problem on other complexes and although here we do not have problems relating to noisy neighbours we appreciate your respect for everyone’s right to an enjoyable and peaceful time.

7.2 When moving the dining chairs from the tables please lift off the floor as opposed to dragging as this will damage the marble flooring as well as making loud squelching noise which will wake/interfere with neighbours above you.

8. Bank Rates

8.1 The conversion of our rates from pound sterling to euros is based on the bank rate at the time of booking. We need to be in agreement at the time of booking before accepting payment in euros.

9. Leaving the property

9.1 The property must be alarmed and all windows must be closed and locked every time you leave the building complex. The property insurance stipulates that the premises must be secured when vacant; do not go out and leave the terrace garden doors unlocked under any circumstances even to the pool. All windows have a bolt lock to stop the windows being forced open from the outside.

How to Book

1 Please ensure that you have read and fully understand the Terms and Conditions prior to booking.

3 Complete the Booking Form and send it, with a payment for the required duration, to:

Payment Details

By cheque: All cheques should be drawn in Sterling (£) on a UK bank and made payable to David Cohen.

If booking beyond 8 weeks of arrival:

Send completed Booking Form with your cheque which includes the security deposit of £250 + 25% of the total holiday cost. The outstanding balance (75%) of holiday becomes payable 8 weeks prior to the commencement of the holiday.

If booking is less then 8 weeks of arrival:

Send the completed Booking Form and your cheque for the full amount of the total holiday plus the Security Deposit of £250.

Confirmation of your holiday and a receipt for all amounts paid will be issued once payment has been cleared. The holiday is not considered confirmed until payment has been cleared.

You may alternatively pay Euros (€), by bank transfer to our Spanish Bank Account which is available upon request subject to agreement.
